A Raffles-branded resort and residences sits on a Baja California Sur coastal slope where four distinct soil units, a sea-level water table, and terrain changing from beach sand to weathered granite within one footprint meet demanding seismic and hurricane loads.

APPROACH
M engineered cast-in-place concrete buildings with concrete-wall lateral systems for the beach-front villas, running seismic and wind analysis in SAP2000 to CFE-2015, with foundations resolved to the variable geotechnical profile.
