A three-building, 44,000-square-foot civic and economic-opportunity complex anchoring the East Aldine Town Center in unincorporated northeast Harris County, serving an underserved community.

CHALLENGE

A three-building, 44,000-square-foot civic complex on high-plasticity expansive clay required column-free spans of sixty to seventy feet at its gymnasium and Makerspace, and a foundation redesign after geotechnical findings ruled out a conventional slab-on-grade.

APPROACH

The lateral system combines steel braced frames, reinforced-concrete shear walls, and steel moment frames by building, with deep steel joists at the long spans; the foundation is a structural one-way slab on twelve-inch carton void forms over grade beams and thirty-six-inch drilled straight-shaft piers socketed into gray unweathered shale.

Carton-form slabs over piers to shale defeat the reactive clay while the steel framing opens the high-bay volumes; designed to ASCE 7-10 wind of 124 to 132 mph, M served as structural engineer of record under Page.
